Maestro Community Development Corporation (MCDC or Maestro), formed in 2003 as a 501 (c) 3 non-profit corporation, is an affiliate of the Housing Authority of the City of Long Branch in New Jersey (LBHA). In addition, MCDC is a Community Housing Development Organization (CHDO) within the state of New Jersey. MCDC is an Affiliate of the LBHA, in accordance with the requirements of the United States Department of Housing and Urban Development (HUD).
Maestro is the sole member of two a subsidiary corporations, Maestro Management and Compliance, LLC and Maestro Recertification Services, LLC, capable of managing the day-to-day functions and asset management of affordable housing. It oversees the operations of real estate, redevelopment, and HUD programs, including Public Housing (PH), Housing Choice Voucher (HCV), mixed-financed housing, and regulatory compliance (such as LIHTC) compliance).
The primary focus of Maestro is to develop affordable housing products and services. It performs various functions and activities toward its focus, including, but not limited to, construction of mixed-finance housing, property management and maintenance, advisory services, and consulting services.
Maestro strongly supports the civic, social, and governmental functions of the LBHA, the City of Long Branch and the community at large. These activities include, but are not limited to, financial contributions to support: an annual college tour for high school students to encourage college attendance, American Youth Football and Cheer (AYF) for football and cheerleading, serving more than 150 youth annually, Green & White Association for football and cheerleading, JJ Hoops for basketball, LBHA little league baseball, LBHA wrestling, community coat drives, seasonal baskets and donations for residents and the elderly, scholarship initiatives, and toys-for-tots. Maestro believes that the support of these activities benefits the emotional, social, and mental health and well-being of the residents of public housing and the citizens of Long Branch, thus enhancing the quality of lives of citizens.
Maestro and its Executive Team are experts in affordable and public housing, with more than 150 years of combined experience in the following: application and implementation of federal and state programs and funding, including, but not limited to, HUD Capital Funds, HOPE VI, Neighborhood Stabilization Grants (NSP, NSP2), Choice Neighborhood Initiative (CNI), Acquisition/disposition of public housing, HCVs (Veterans, PBVs, VAWA, RAD, TBVs, etc.) Family Self Sufficiency (FSS), Resident Opportunity Self-Sufficiency (ROSS), HOME, CDBG, New Jersey EDA grants, New Jersey Balanced Housing and Special Needs Funds, NY-FHLB, Fannie Mae Affordable Housing Trust Fund and American Communities Fund grants, etc.
